Residential

The purchase of a residential property can be a 'daunting' task! The last thing anyone wants is a nasty surprise on completion. In order to assist in alleviating these fears we can arrange a RICS Homebuyers Reports (Level 2 Survey) which is a concise standardised form of survey and valuation report.

It focuses on the principal defects of the property and is appropriate for most conventional buildings and provides a 'Condition Rating - 1/2/3' for all aspects and enables a purchaser to make an informed decision prior to acquisition.

It provides a Market Value to ensure the purchase price reflects market conditions and repair together with a Reinstatement Valuation that may be used for Insurance purposes.

Alternatively, there is an RICS Condition Reports (Level 1 Survey). This is a report that describes the property and provides detail on any urgent defects and offers guidance to legal advisors. It is aimed at conventional properties and new homes and does not include a Market Valuation and Reinstatement Valuation.

For a more comprehensive report on the structural aspects of a property, then a RICS Building Survey (Level 3 Survey) can be undertaken. This does not include a Market Valuation unless commissioned separately.
